Buying new construction

10250446 - newlyweds with their new house

Ah, there’s nothing like new construction. The gleam of shiny fixtures, the smell of fresh paint. The knowledge that you’re the only one who’s ever stepped foot in that bathroom! But there are a few things you should know when purchasing a custom home.

Know your builder’s background

Are you working with a quality builder who can supply references, testimonials, and photos of the work they’ve done? The answer should be a resounding “yes!”

You still need an inspection

Although your brand new home is much less likely to have major electrical or plumbing issues than an older home, you still need to get it inspected. You never know when a problem might crop up. Besides, depending on where you buy it, the township may require an inspection anyway.

Think five to 10 years (or more) down the road

Chances are that yours isn’t the only new home being built in the area. If an entire community is planned, ask how long construction might last – then determine if the answer is something you can live with. See how the town or area is developing as a whole. Is this a place you want to live for at least the next half-decade?
